Start with the outside of your house, better known as your curb appeal. Inspect the exterior of your house from a street perspective. What jumps out at you? What would've-been-eye-catching features seem waiting to be noticed?
Understanding this helps us to decide what plan of action we can use to draw buyers from the street and into your home. If your home isn't pretty on the outside with retouched paint and blooming greenery we'll need to tackle those issues. Follow the Curb Appeal Checklist and increase your home's final selling price.

Welcome Home
Does your house seem to say, "Welcome Home" to a buyer? Looking through your place from a buyer's perspective, I'll recommend changes that build up Open House appeal.
I'll advise you put in storage anything that gives the appearance of clutter. Table and counter tops should be free and clear. Knickknacks, sentimental items, family photos, and refrigerator works of art should get moved out of sight. We'll de-clutter your house. Disheveled or busy spaces make your home feel less spacious and buyers have a harder time picturing themselves calling your place home.
I'll look over every room of your home. I'll note the pieces of furniture that should be put in storage, rooms that need a fresh coat of paint, rugs needing to be changed, fixtures that could use brightening, and any other improvement that can quickly be made to positively influence the sale.
We'll ensure your home has mass appeal and that it's welcoming, staying away from "offensive" or "personalized" colors on the walls and furniture. And if none of your belongings are there, you can think about temporary furniture. You want your home to look ready to live in as opposed to abandoned.

Setting the Stage
I'll tell you when it's time to host an Open House, because all of the changes come together to set the stage for what buyers will expect when they consider buying your house. To counteract darkness is a mood changer and we'll draw back curtains, and reduce shadows where needed to invite the buyer inside. We'll enhance the mood of the house with enjoyable music playing lightly and assure a pleasing scent circulates from every room. We'll include cozy-looking blankets, and pillows on your chairs and bedding. We want buyers to feel like your house is their future home. |
